I. Property and Seller:

  • Research and analyze the property's capabilities and limitations, including: legal description, location, access, acreages, soils, water rights, buildings, fencing, equipment, livestock water, real estate taxes, and potential environmental hazards
  • Identify, research and analyze recent sales comparable to the property
  • Consider legal and financial factors of the property and the Seller, including lease status and methods to improve marketability of property
  • Determine appropriate method of sale, either private treaty or auction
  • Establish listing price and discuss probable selling price with the Seller, sign listing agreement and brokerage disclosure statement; assist on Seller disclosure statement
  • Consider necessary surveys, easements, and title insurance

II. Real Estate Sales Services:

  • Prepare a detailed property brochure, including: all significant factors, plus maps, carrying capacities, equipment lists/serial numbers, personal property included versus excluded, special amenities, and price & terms of sale
  • Implement an advertising campaign that considers mass mail, newspaper, radio and TV, install for sale signs on the property, and direct mail to previous contacts
  • Market the property via contact with neighbors, Agri Affiliates' extensive Buyers lists, advertising contacts, and network with cooperating brokers
  • Report to Seller, including presentation of Offers to Purchase and Counter Offers, merchandising progress, and special factors of the property
  • Additional Brokerage Services include: pursue all inquiries, show the property and answer questions or objections, act as communication buffer with Buyers, as possible - determine qualifications of Buyers, coordinate all negotiations, prepare Purchase Agreements, control all sales funds, assist with obtaining surveys and title insurance, close the transaction
